Borne Sulinowo is located in the voivodship of West Pomerania Drawskie Lake District on Lake Pile, near the Szczecinek -Czaplinek road. The town development is supported by the relatively small distance between this and large agglomerations, eg. Poznań 150 km, Warsaw 450 km, Berlin 250 km, Hamburg 400 km, as well as convenient transportation connections including the airport at Wilcze Doły.
One of the most important roles of the town is tourism. This is due to its convenient location on Lake Pile, which has an area of 980 ha, the afforestation of a considerable part of the town and the resulting microclimate. An important factor is the possibility to adapt the already existing buildings, in order for them to perform functions related to tourism, as well as to generate a sophisticated trade and gastronomic infrastructure and a broad range of cultural activities in the former officers' clubs.
While preparing new investments and adapting those already existing, it is necessary to consider the tendency to establish a natural urbanised environment situated in the 80-year-old pine forest.
